Residential and Commercial EPC

All residential properties on the market for sale or to let will require an Energy Performance Certificate by law in England and Wales. Energy Performance Certificates (EPC) are required when a building is sold, rented or constructed, and for certain refurbishments.

The EPC provides information on a buildings energy efficiency on a sliding scale from A (Very Efficient) to G (Least Efficient).

Every EPC has a recommendations report showing how you could improve the rating and make the property more attractive to tenants. A Residential EPC is also required before the property is placed on the market for sale or to rent.

In the case of Commercial properties, this is not yet the case, although an EPC is required at or before the property formally completes a sale or rental. It is, however, envisaged that this law will change shortly to coincide with that used in the Residential EPC market.

DEC

A Display Energy Certificate (DEC) shows the energy efficency of a building using the rating is shown from A to G.

A DEC must be accompanied by an advisory report containing recommendations for improving the energy performance of the building. The DEC must be renewed every year. The advisory report is valid for seven years.

A DEC is required for occupiers of larger public buildings, which include those with a total useful floor area of over 1,000m2 and which are often occupied or part-occupied by a local authority or public institution or an authority that provides public services to a large number of people, that is visited by the public.
